The Katasa Group, who is in the midst of building a senior’s residence in the Glebe Annex at 275 Carling, has also bought and plans to develop 774 Bronson, on the south side of Carling at Bronson in the Dow’s Lake neighbourhood. They are combining three already large lots – 700 Bronson, 774 Bronson, and 557 Cambridge St. S. – and plan to develop the resulting L-shaped lot in two phases.
In phase one, at the corner of Bronson and Carling, Katasa proposes a 26-storey tower with ground floor amenities, with 73 student and 153 standard rental units. South of the tower, and stretching west towards Cambridge St, the second stage would include 104 standard rental units in a 9-storey podium, which steps down to 4 stories approaching Cambridge.
The existing lots are currently zoned for 6 stories (770 Bronson) and 12 stories (774 Bronson and 557 Cambridge) – this proposal far exceeds these heights. This development will affect the Glebe Annex – the sun shadow study in the site plan shows that the biggest shadow effect will be in the south-east corner of our neighbourhood. We are also concerned with the wind-tunnel effect and increased traffic with such height and density, and feel that the excess height is not adequately justified. (Katasa and its development partners state that due to the proximity to transit, amenities, and the City’s intensification policies, including the draft Official Plan, and the fact that buildings on arterial main streets are allowed to be up to 9 stories tall, justify the size and density of this proposal.)
